common questions and connects them with UBP staff.

We invite our tenants to register or log in with Yardi Commercial Café for convenient rent payments, account info and to report maintenance concerns.

To further assist you, below are frequently asked questions and contact information for our team.

Emergency Maintenance:

In case of fire or any other life threatening emergency dial 911 immediately.

After Hours Hotline:

If you have an urgent maintenance or repair issue outside of business hours that you believe is the landlord’s responsibility, please contact our after hours hotline.
A representative of UBP will be notified and contact you shortly.

General Maintenance:

All maintenance requests and property suggestions should be made by contacting the assigned Property Coordinator (see the list below) or by logging in to Yardi Commercial Café.

When contacting UBP by email, please send a detailed explanation of the issue or suggestion along with photos (if applicable), as this will allow for the most efficient response. UBP’s standard business hours are from 9:00 AM to 5:00 PM.

Information regarding electricity, gas & water.

Assistance with Electric or Gas Utilities

Most tenant spaces are directly metered to the utility company.

If your space is directly metered to the utility company, the best way to get assistance is to contact the utility company that supplies your premises.

If, however, your space is not directly metered to the utility company, or if you need assistance or information from UBP regarding the utilities provided to your space, Isabel Daly will be your initial point of contact.

Assistance with Water Utility

Most tenant spaces are either directly metered to the utility company or sub-metered by UBP. Tenants receive water bills either from the water utility, from UBP, or from a meter reading and billing vendor engaged by UBP.

If your space is directly metered to the utility company, the best way to get assistance is to contact the utility company that supplies your premises.

If, however, your space is not directly metered to the utility company, or if you need assistance or information from us regarding the utilities provided to your space, Deborah Nameth will be your initial point of contact.

Assistance with Trash and Recycling

Trash and recycling are handled in different ways at different properties.

If you are unsure about how trash and recycling services are handled, please contact your respective Property Coordinator (see the list of Property Coordinators under “Maintenance”).

If there is no designated hauler for your property, the Property Coordinator will suggest approved haulers for you to contact.

Assistance with Insurance Certificates

Insurance certificates must be furnished to be compliant with your lease.

Typically, leases contain two insurance requirements:

  • Tenants shall maintain general property and liability insurance naming the landlord as an additional insured party.
  • Contractors working within tenants’ spaces are insured for property damage and liability.

Rent

How do I pay my rent?

Please register on our Tenant Portal. By registering on the Portal, you can easily perform the following tasks:

  • View your account and see all charges and payments made (ordered by date.)
  • Make a one-time payment of any amount.
  • Set up auto-payments in a specific amount, with a maximum limit
  • Pay via credit card.

You may also pay your rent via check, cashier’s check, money wire or ACH. If you have any questions, please contact Accounts Receivable.

When you submit a payment, please be sure to include the name of your business, and where the property is located.

Assistance with HVAC Service & Pest Control Contracts

Please email evidence of HVAC service and pest control contracts as required by your lease to your respective Property Coordinator (see the list of Property Coordinators under “Maintenance”), preferably in PDF format.

Assistance with Required Sales Reporting

If required by your lease, Sales Reports can be uploaded via the Tenant Portal. Alternatively, you can email your report, preferably in PDF format to acctrecv@ubproperties.com.

UBP’s energy saving initiatives.

Solar Power Info

Conserving resources and reducing costs are priorities for UBP, and our robust program of installing solar power projects on rooftops at our properties helps UBP to meet these standards.

Nearly half of our shopping center properties have solar power projects, and we continue to add more. These projects lessen the burden on the power grid and reduce the cost of electricity used by the common areas, providing a cost-saving benefit for all tenants.

UBP furnishes many of its properties with cutting edge EV stations for convenient electric vehicle charging. This service currently offered at the following properties:
