The company celebrates 45 years of
uninterrupted dividends and 21 years
of increased dividends.

In its core property portfolio, the
company holds 74 properties totaling
5,125,000 square feet. By 2014, almost all
non-core properties have been sold, and
the portfolio transformation has been
completed through the use of a
number of 1031 exchanges, which enabled
the company to retain the equity in the
properties and avoid payment of capital
gains taxes.

Notable acquisitions include: Boonton
Acme Shopping Center, a 63,000
property in Boonton, NJ; Bloomfield
Crossing, a 56,000 square foot property
in Bloomfield, NJ; Bethel Hub Shopping
Center, a 31,000 square foot center in
Bethel, CT, as well as Kings Shopping
Center and Cos Cob Commons, which
combine for a total of 88,000 square feet
of retail space in Greenwich, CT.

Also in 2014 and 2015, the company sold
two large open air shopping centers in
Springfield, MA and Meriden, CT as it
believed the company’s resources would
be better invested in properties located in
higher demographic areas closer to
New York City.
